Property Development Manager Job in Kenya

Job Vacancy: Property Development Manager
 
The Organisation: Our client is a premier Real Estate development and investments company focusing on designing and building quality housing communities in East Africa.
 
The organisation’s core area of focus is on the design, build and management of quality, safe, value for money affordable housing schemes for two core market segments: Student Housing and Residential Homes for the middle-income market.
 
 
The Position: Reporting to Chief Executive Officer, the Property Development Manager (PDM) will be responsible for providing project and development management capability and leading the project team in the delivery of developments from concept through to handover, in accordance with the agreed budgets, quality and programme.
 
Key Responsibilities
  • Assistance in sourcing and identifying viable development opportunities including acquisitions and joint venture opportunities.
  • Provide technical input on the due-diligence for site acquisitions.
  • Managing feasibility studies, surveys and technical due diligence on selected opportunities;
  • Managing and overseeing the design development process including appointment of design consultants, architects, quantity surveyor and engineers.
  • Preparation of development appraisals for existing projects and development bids for potential developments.
  • Developing and submitting planning applications.
  • Oversee the preparation of business plan and project budgets for each development.
  • Track and report key construction and transaction costs.
  • Liaise with Investments and Finance Teams to secure capital from debt and equity partners.
  • Monitoring market conditions in identified markets.
  • Review of all legal documents on the developments including Development Management Agreement, Leases, Joint Venture Agreements and closing documents.
  • Regular reporting of project status to key parties including Senior Management, Board of Directors and Joint Venture (JV) Partners.
  • Manage and oversee the process of appointment of Main Contractor.
  • Manage the site preparation prior to commencement of construction.
  • Co-ordinate the project teams including all external consultants, contractors, local authorities and local residents.
  • Manage project execution and construction programme.
  • Attend site and project team meetings with other stakeholders
  • Managing a team of Development Associates.
Education & Experience
  • Bachelor’s Degree in Architecture, Civil engineering, Surveying, construction management or a related field.
  • Professional certification would be an added advantage.
  • Minimum 5 years work experience in the property development industry (residential, commercial or mixed-used) with at least 2 years work experience as a Development Manager on commercial and residential-led projects.
  • Good understanding of the development process including knowledge of development appraisals, planning consents and approvals, building regulations and site preparation work.
Core Competencies
  • Ability to manage a team of cross-functional experts and to address development issues on a timely basis.
  • Ability to effectively present information and respond to questions from managers, colleagues, business associates and the general public.
  • Familiarity with key agreements including joint venture agreements, development management agreements, lease agreements and construction agreements.
  • Familiarity with property due diligence, acquisition and feasibility process.
